DRAFT CONTRACT PREPARATION
Did you know that in NSW, prior to advertising any real estate for sale, it is a legal requirement that a draft Contract for the sale of the property be prepared? This is the first step in the Conveyancing process. We prepare the Contract on your behalf which includes the required disclosure documents and a bit about what it is that you are selling eg inclusions/exclusions to the sale and proposed settlement timeframe.

Typically, we can have the Contract prepared within 3-5 business days.

This is a complimentary part of our service and there is no conveyancing fee payable until the property is sold.

ATO REQUIREMENTS
If you anticipate the sale of your property to achieve a sale price over $750,000.00 you will need to obtain a Foreign Capital Gains Withholding Clearance Certificate from the Australian Taxation Office confirming whether any sale proceeds will be required to be withheld (up to 12.5% of the purchase price). Please see this link to the ATO website on information on the requirements.

Based on the above information, the total conveyancing fees and an estimate for your disbursements is as follows:

There is no conveyancing fee payable until the property is sold. The above fees and disbursements are simply paid on settlement, after a buyer has been found.
